Outstanding Service
in order to achieve
Outstanding Design"

PubWorks

Public Works are large projects, but with a group of highly experienced, highly driven architects such as ours, they're made a top priority when they come across our drafting board. We've done work for state, county, and city facilities, including schools, power agencies, consulting on plans for detention facilities, dorms for community colleges, and even government remodeling for structures on Joint Base Lewis McChord, making us not only focused, but also experienced.

We strive to make public facilities accessible, aesthetically pleasing, and viable for years to come. We design with the future in mind for our projects, understanding the goals and dreams of our clients before we move to the drawing board. For some examples of our public works projects, visit our public works page.
Commercial

A small business ourselves, we understand the challenges our fellow entrepeneurs can face when making decisions on remodels, development, and tenant improvements. We aspire to give the best fiscal and architectural advice possible, while creating a building that follows the aesthetic guidelines that both our clients reccomend and local codes set. We believe that a smart business can flourish from any building, but a bit of extra curb appeal can never hurt.

When designing commercial projects, we aim to cater to the needs of our client both immediately and years down the road. Our commercial projects are constructed with profitability and cost-effectiveness in mind, and we always take care to understand our client's budget, both for our services and their building, in full, and work to save them money wherever we can. We take pride in creating unique, distinct, and comfortable places to work, shop, and rent, adding visual interest to your building and neighborhood. Residential

Home may be where the heart is, but sometimes, something just isn't quite perfect about your dream home. Maybe plans have changed, and instead of a second den, there suddenly comes a need for two new bedrooms, or a mother-in-law apartment over the garage. Maybe the fixer-upper you've just bought is a even more of a fixer-upper than initially presumed. Regardless, we understand that the reasons for adding onto a home are various, but the end goal is often the same: a space that's comfortable to live in and quick to get built, but still aesthetically pleasing enough to get the appropriate fawning at the housewarming party.

Whether constructing from the ground-up or from the roof-down, our focus never leaves the fact that your home should be yours - your aesthetic, your design, and your decision - and we accomodate our clients in every way we can through the design process. To see our portfolio of residential designs, see our residential projects page.

We at James Guerrero Architects Inc. dedicate our all in each and every project, whether a simple, small remodel or a multi-tenant strip mall. We know that buildings are more than just structures, they're the scenes in which our lives play out, the surroundings of both daily routine and some of our most treasured moments. Your project deserves the attention and focus necessary to design a structure that can add interest and spice to the monotony of errands and work, but not overshadow the people living and making their careers inside it.

Whether a home, an office, or a public feature, we understand that our clients want their projects to feel comfortable, modern, and cost-effective. We strive to make our process simple and clean, using a DIRECT methodology to ensure our clients' absolute satisfaction with our work. Featured Project
Samuel Roberts Building

Before
After

We were retained in 2014 to bring this historic building in downtown Tacoma back from a ruinous 1970's stucco remodel . The new facade was detailed after an old 1950's photo of the building, as is the trim and accenting. It is a post and beam structure, as well as probably the oldest surviving wood frame structure in Tacoma according to city staff, making it not only a challenge, but also an honor to redesign.

The interior of the building had to be completely redone. The original basement was only one-third the square footage of the upper floors, and the remaining two-thirds needed to be excavated for a full lower level. An elevator was installed to add accessibility to the three floor building. The interior stair had been removed in the previous remodel, and the only access to the second floor was an exterior balcony on the rear side of the building. The interior stair was rebuilt and a new balcony at the back provides a smooth transition to the streets of Tacoma and a needed second exit.
